A family home embracing the quiet, pastoral aesthetic of an agrarian island community.
The four parallel gable structures of Homestead are linked with a perpendicular circulation gable. Garages are located to the west, adjacent to the entry and road. Living and sleeping spaces are located to the east, closer to the lake. The concept creates outdoor spaces that are specific to the function of each gable. The auto court, entry courtyard, outdoor living terrace, and extended meadow reflect this relationship.
AIA FRAMEWORK FOR DESIGN
The structure has a unique point-loaded foundation system with extensive waterproofing due to the discovery of expandable shale during excavation. This foundation design is resilient and can withstand future ledge expansion. The building envelope is highly insulated with R-60 roofs and R-34 walls. The mechanical system includes whole-house air conditioning with zoned electric heat pumps and a high performance HRV air exchange system. The single-story plan of Homestead is designed to be accessible, usable, and inclusive for all.
